I finally Did it!

I sent the renters a letter telling them to be out in 10 days. I sent one regular mail and one by certified mail. I hope they leave the place in good condition. I sent them 3-4 text messages last week with no response. I am just fed up.

My budget isn't looking real great for the next month or so. I am going to have to borrow money from my parents for the first of the month expenses. Just not sure when I will be able to get it back to them. I hope I can find a renter that pays rent on time. That would be such a relief.

    Do you know or think the renters are still in the house? They may have moved on. I hope it goes well. Also, you might think about checking references with a previous landlord(s). And make sure they are legitimate landlords too...not just a name and phone number of their closest relative!!

    Good for you! As difficult as it is, you're better off in the long run. I had to set the tenant straight last Thursday - that I am no longer accepting late or partial payments, and that her continuance is based on her payment record.

    I hope it goes well also. Forgive me if this question hasn't been answered, but do you make mortgage payments on two houses or ? Is there a reason why you can't move into the house yourself?

    That's good that you did send them the letters. You have been really patient w/ them. Can you go by the house, to see if they are still there? They might have left already.Good luck w/all of this.

    I haven't followed this every step of the way, but i know you've been having ongoing problems with the tenant. But are you sure you can get them to leave in just 10 days? Most states have laws that require at least 30 days notice.

    Patientsaver, where I live, you can serve a 5-Day notice which essentially gives the tenant five days to pay what they owe you, and if they don't, you can move to evict. If they are current, then 30 days is sufficient.
