Day 8 of no eating out and I have a sick feeling in my stomach

Today is day 8 of not eating out. I stopped for my dr pepper at McDonalds but then came straight to work. Planning on going to the grocery store at lunch to get stouffers pizzas for the week. Already have bagels here so that will give me some variety.

I have been going over my budget and I have a sick feeling in my stomach. I am not sure how I am going to make it through the next 2 months. I left a message on what I think is the renter's home phone number. I don't know if I should call/text the phone that I know is in the husband's possession since according to her he isn't living there...or at least wasn't living there. I hate being a bill collector. It is the worst part of my job and to have to do it in my personal life really sucks. I know she is going through a rough time, but so am I. Granted not as rough, but I have worked hard to get to the point where I don't have it so rough. Now that is in jeopardy. What do you think...call/text the husband? They both signed the lease. Plus she told me that the dishwasher and air has quit working. I had enough money out of their deposit to replace the dishwasher but I had to use it to survive this week. So now I don't know how I will get either one of them fixed.


My daughter's birthday is Thursday and the only thing she wants is a rafting trip. Fortuntely I know a river guide who can get us cheap tickets for her and her friends. I already have the money for that saved so it should be no problem. I probably even have some extra but until I know how much I don't want to touch it. I know given the circumstances, I shouldn't be spending the money, but I don't want the renters bad situation to affect my dd's birthday. She asked for this last year and she wasn't big enough to go. I have been saving the money ever since she asked for it so I would be ready this year.

So that is the update that is my life. I just wish I could get rid of this sick feeling in my stomach.

    Good job not eating out. And I, too, would likely keep your promise to your daughter for her birthday outing/gift.

    In my opinion, yes, you need to call the husband. He is also obligated, as you said. They need to leave if they can't pay the rent. I would rather let someone out of the lease, than cling to hope they figure out a way to pay. I would not like realizing I had let them borrow my property for free.

    I still consider drinking Dr. Pepper from McDonald's and going to the store for lunch as eating out. Anything outside of the weekly shopping list is eating out to me.

    Aside from that, I take it that your tenants are behind on rent? Well then, they must not need those items fixed if they don't pay rent... Where else would the money come from to fix those items?

    And yes, call the husband. DO NOT TEXT. Texting is not a form of communication that can be trusted. Anyone can text. Only one person has his voice. And, he is on the lease, so he is still responsible. Their personal life is none of your business, but your due rent is!

    Maybe this was too much of a responsibility for you to take up in this rough patch? Being a landlord is HARD work. Maybe put the house up on the market? Or just assert yourself and enforce your rules.

    I think it depends where you live and where your rental is...here in our town if something needs fixed, the renter can claim the landlord didn't fix it so they don't have to pay the rent. I would check the laws. If that isn't the case where you live, I would call the husband and be polite, but firm.

    UR...I didn't exactly make the choice to go into a rental situation. My parents bought me a house and the market is so terrible here that I decided to rent it out instead of trying to sell it. I figured I would at least have that income coming in.

    I think you should probably serve an eviction notice. Doesn't it take 30 days to evict someone by law? You wait too much longer and you'll be out two month's rent. I don't see this situation as getting better. She's got parents nearby, you said, and they can take her in, I'm sure. And yes, do call the husband (not text) as he is legally liable as well, and one assumes still has a job.
