A New House For Me!!!!

Alot has happened over the last week. Once I decided to put my house on the market, things have really snowballed! I asked my parents if they would be willing to co-sign on a house with me if I wasn't able to qualify for anything. I am miseerable where I am at and it is probably a great factor of my depression. My mom called me and told me that they would like to buy the house I am looking at for me!!! They will make the payments until my house sells. I am going to try to rent my house out until it sells. I am still in shock! THings are moving right along. THey talked to the mortgage broker yesterday and we will have the prequal letter tomorrow so we can make an offer. It is a foreclosure that is half the price it is appraised for. HOpefully everything will just go right through. I am excited but the task of packing up the house is overwhelming me. Just have to get busy and do it!

    You probably should not rent your house out. That will make it much harder to sell.The renters will not want a real estate agent showing the house.

    Congratulations! Often when things are right they go VERY smooth. If they are wrong, there will be lots of bumps in the road. I'm very happy for you.

    I'm with Ima about putting renters in if you are selling it. Makes it that more difficult. Great offer from your mom and dad. I'll pray for a smooth transition!

    Just an FYI if it's not too late. You really might want to get a home inspection first. We almost bought a couple of houses before the home inspection revealed some major...costly... problems.

    Wow- what a great great offer! Enjoy! And I would argue for or against the renters. If your neighborhood is not selling and you think it would be 6months to a year before you can sell- then rent. If someone loves the place they will work around renters crankiness (I did twice). But renters do tend to have apartment furniture with hand- me- down stuff, not clean as well as owners, and not decorate nicely. They do not clean for showings either (that I have seen). This does impact viewings. It's hard to get an upscale feel when carpeting is stained and dirty, a 20 yr old faded armchair is blocking a window, sheets or cheap blinds on windows block out great views, and an oversized TV is sitting on the floor with wires running all over the rooom. Also- once a renter is in place their lease is generally solid. If a person wants to buy your house they will know they cannot move in until the lease is over- and they will likely not qualify for a primary residence mortgage (cheaper than a commercial mortgage) because the property is occupied at the time of the mortgage submittal. People looking at SFH's usually want to move into the home at the time of the purchase and might decide against your home because they cannot move in immediately.
